Work History and Experience:
5/2008-11/2008 Detail Dynamics Inc. Sanford, Fl Project Manager Responsibilities included coordination and management of all jobs and employees for a commercial construction cleaning company. Typical contracts included new hospitals, schools and large retail stores. I was also responsible for all accounts receivable including AIA pay applications, Quickbooks invoices and management of office personnel.
2005-2007 Winston-James Construction, South Daytona, FL Project Manager For a 500 home subdivision within a gated community. Job responsibilities included coordination and management of all employees and sub-contractors to achieve a quality finished product within budget and projected closing date. Duties included supervision of underground utilities, road construction, permitting and inspections throughout the home construction process. I was personally responsible to walk the customer through their home at time of closing and follow up with any subsequent warranty issues. I was also responsible for some commercial built-outs of retail space and warehouses.
2001 - 2005 Alternate Designs Inc, Westchester, NY Project Manager For exclusive clients (all high end, custom homes, each over $1 million). Job responsibilities included initial estimate of project, coordination of sub-contractors to complete project within budget and expected timeframe. I was personally responsible for weekly job site progress meetings with the customer, architect, and any other necessary sub-contractors in attendance. I also managed all change-orders and monthly billings using AIA format.
1995 - 2001 Wright Brothers Builders, Westport, CT Project Supervisor For high end custom homes. Job responsibilities included supervision of daily operations of the construction site including ensuring quality outcomes and adherence to all safety requirements. Assisted Project Manager in weekly progress meetings with the client and architect to ensure continued customer satisfaction.
1982 - 1995 Coulson Carpentry, Westport, CT. Owner / Master Carpenter Owned and operated construction business working for both private clients and also as a subcontractor for larger construction companies.

• Experienced in managing employees and sub contractors to achieve the common goal of timely completion while within budget.
• Proven ability to provide client satisfaction and ensure quality outcomes to all assigned projects.
• Effectively coordinate and establish the agenda for weekly site meetings with client, architect, pertinent sub contractors and company employees to ensure continued communication. Follow up with generating change orders to be approved and distribution of meeting minutes.
• Strong computer skills, full working knowledge of AIA contracts and AIA billing software. Knowledgeable in Excel, Word, and Microsoft Project (Grant chart for project schedules).
